In the world of Chinese Metaphysics, success at this level is rarely accidental. It is more likely the result of multiple forces aligning in your favour — You working exceptionally hard and making numerous right decisions (人), a powerful Bazi Destiny Chart that coincides with an extremely favourable Luck Period (天), and supportive Feng Shui in both your career premises and your residential environment (地). These three pillars often form the hidden foundation of your journey from aspiration to achievement.


You’ve done well. But if the heavens have smiled on you so far, why even think about engaging a Feng Shui master?


“If I’ve already done so well, why would I still need a Feng Shui master?”

A fair question. You already live in abundance. Why fix what isn’t broken?


It’s true — when everything seems to be going well, it's easy to assume there’s no need for further improvement. But that perspective overlooks one critical truth: what got you here won’t necessarily get you there.


The ancient art of Feng Shui isn’t just about repairing what’s wrong. It’s about preserving what’s right, elevating what’s good, and preventing what could go wrong. If your Bazi or current space has supported you thus far, it only makes sense to ensure your next step — whether a new home or a new life phase — continues that momentum.


Let us explore three essential reasons why those who have already achieved significant success still seek Feng Shui advice for their landed properties:


  1. You’re Acquiring a New Landed Property


You’re likely amid a joyful transition — upgrading, expanding, or investing in a new home. It could be a dream property you've waited years to purchase, or the family estate that will serve future generations. But here’s the paradox: every new home introduces new Feng Shui opportunities and risks.


That’s because no two plots of land are alike. Landed property is akin to buying land. The orientation, land shapes, road access, neighbouring structures, topography (sloping land, high grounds), and even underground structures may vary from one site to another. This may drastically affect a site’s energy profile and how suitable it is for the occupants. Some land plots deviate from the traditional rectangle shape such as having a triangular shape or have specific curvature.


We have seen clients experience sudden career stagnation, rising tension in marriages, or even chronic health issues — all traced back to poor Feng Shui in a new residence. Of course, we are not practicing fear-mongering, and there are obviously situations where the new site’s Feng Shui is an “upgrade” from the owner’s previous residence, where the occupants continue to welcome greater prosperity, stronger relationships, and even better health.


Clients who request for a Home Feng Shui audit usually value the importance of having good Feng Shui for their new home. Many would incorporate this at the pre-renovation stages, incorporating Feng Shui principles alongside aesthetic requirements. Often, you may not realize that a residence has undergone a Feng Shui consultation, as a Feng Shui audit at this stage would ensure that all Feng Shui principles are seamlessly incorporated (it is there, but one just doesn’t notice or realize it).


Some clients may also opt for a Feng Shui House Hunting process to evaluate a particular land plot. Odd-shaped land plots may restrict rebuilding, additions, and alterations (A&A) or renovation plans, potentially limiting the effectiveness of Feng Shui. Certain external façade such as a road path, river, or building structure may also affect a land plot’s external Feng Shui. Hence, some clients would prefer to source for an optimal site before committing.

Despite strong financial standing, some landed property owners still encounter persistent, unresolved problems in other aspects of life. These could include:

After conducting a detailed analysis of numerous clients, you might be amazed that some properties are built solely for wealth accumulation.


Here’s two simple examples:


• Your children are situated in the wrong room! Ever wonder why your child or children are not performing to their potential? Or perhaps they have tried their best, but the academic results don’t show? While there may be different reasons, it is common for us to come across a better sleeping arrangement for them. A room swap might be all it takes to notice significant improvements in their academic performance! Identifying their Wen Chang position (文昌位) might be all it takes.


• Landed residence sometime features multiple restrooms, especially where most bedrooms are ensuite. Imagine one coincides with the romance sector of the key occupant? It may result in a lack of affinity (for those who are single), disagreement, and deteriorating relationships. For new homes seeking a rebuild, a consultation can help avoid such instances. For existing homes, remedies and solutions can be implemented to reduce their impact.

3. You’ve Noticed a Shift in Luck (2023–2025)

The nature of their career, business, or investment may also be affected by the shift from Period 8 to Period 9. Of course, for some, this period marks the beginning of an exceptional luck period.


If you've sensed:

…these could be early signs of energetic misalignment. The good news? Feng Shui implementation may be the cushioning effect that helps you tide over a challenging period. Yes, some Masters claim that a certain pendant or ornament (in the tens of thousands) can alter your luck. While you may be able to afford it, it is unlikely that a single item in Feng Shui, Chinese Metaphysics, or astrology can distort or disrupt macro changes (luck pillars, change in period, or even one’s Bazi). Feng Shui items can facilitate, improve, or negate certain effects. It is however, not a miracle pill as they proclaimed.

Why is Feng Shui for Landed Property so different in pricing? We acknowledge this and assure you that most Feng Shui Masters in the industry would be extremely honest with you: the commitment and expertise required for a landed property’s Feng Shui consultation are more demanding. Feng Shui for landed property is a far more complex and nuanced process compared to HDB Flats or high-rise apartments, and for good reasons. The macro Feng Shui, otherwise known as macro environment audit or External Feng Shui audit, is more important. The scale, landform, architecture, and even environmental surroundings make a good Feng Shui Analysis challenging, often presenting numerous opportunities and risks.


While we take this opportunity to share some of the reasons behind our elevated pricing, we hope that the following information will give you a better understanding of what we offer as our services. Here are five significant reasons why landed properties require specialized Feng Shui expertise:


  1. “Landed” Property – 接地气 (Direct Connection to Earth Energy)


The term “landed property” is more than a classification — it speaks of a direct and unfiltered relationship with the Earth’s Qi (地气), unlike high-rise apartments, which are often elevated above many of the natural energetic disturbances or benefits, a landed home is fully exposed to the energetic landscape around it. The chi energy enters your home and is felt directly as you are grounded. The flow of energy may be either positive or negative energy.


Every structure and environmental feature becomes either a potential asset or a liability.


Critical considerations include:


Topography and land plot


Is your property on rising ground that promotes upward energy movement, or is it on sloped land with the main road higher than your residence? What about the internal topography within your compound? What is the shape of the land plot? (Rectangular shapes, triangular land shapes, L-Shaped Land plot, or other non-conventional land positioning). Interestingly, supposedly unfavorable land shapes may turn out to be favorable land shapes for some. Hence, the topography and property land shapes do matter.

T-junctions, cul-de-sacs, and sharp bends that aim at your entrance can send harsh, fast-moving Qi (Sha Qi) directly at your home, affecting safety and mental peace. There may also be a public passageway that could work in both directions. Conversely, certain road formations are ideal. This could be in the form of having a main road that embraces you (环抱).


External obstructions and Sha Qi sources


Lamp-posts, power boxes, MRT stations, or large trees right in front of your gate may result in certain poison arrows, resulting in negative Qi energy.

Uneven land, rocky terrain, or water flowing in the wrong direction can impact wealth retention. On the other hand, when water bodies are situated rightfully, it may bring about auspicious surprises.


• Neighbour’s Structure


A neighbouring structure may have an impact on one’s Feng Shui. While you can restrict them, Feng Shui offers solutions to negate any detrimental effects that it may have on you. And, if you do notice your neighbour has a Bagua mirror position directly in front of you, hmmm….


In landed properties, these factors are not hypothetical — they are real and immediate influences that can be felt quickly, sometimes within months of moving in. Unlike a 20th-floor apartment shielded by elevation, a landed home is plugged directly into the earth’s energetic grid. (Poison hits the roots 1st, so does minerals)


  1. Your Set-Back and Outdoor Spaces


Set-back spaces are the hallmark of landed property living — gardens, driveways, water features, and open terraces. These are often points of pride and visual appeal. But in Feng Shui, setbacks and open spaces within a landed property open up a lot of possibilities, both positive and negative ones.


These spaces fall within the residential compound, but under some practices, some Masters dangerously classify it as an external façade. Depending on preference, setbacks can be converted into various uses, depending on their size and shape. For instance, a setback of a terrace house will be drastically different from that of a good-class bungalow.


Depending on your property type, your setback may include:


• A water fountain or koi pond

• Garage or vehicle porch

• Pavilion, Exercise corner

• Lap pool, infinity pool, or vertical water wall

Plantation, Zen Garden, or Gardening plot

• Entertainment zones, BBQ pits, Alfresco Dining


Although this article does not specifically elaborate on how these elements can impact the Feng Shui of a landed property, it is clear that each will have different effects when placed in various areas. In summary, the larger your property, the greater the need for spatial intelligence. A massive garden or a water fountain may seem idyllic, but if it sits on a clashing energy grid, it can be the silent culprit behind declining harmony or health in the household.


  1. Multi-Storey Floor Plates and Vertical Qi Movement


This is where landed homes differ most dramatically from high-rise apartments — vertical expansion. Most landed properties have at least two floors, and many have three or more, including attics, lofts, or even basement levels. While more floors mean more living space, they also mean more complexity in managing vertical Qi movement, which many overlook.

• Staircases: Is your staircase aligned with your main entrance? A staircase directly opposite the main door may cause wealth to “rush out.” Worse, a centrally located staircase may disrupt the heart of the home (中宫), destabilizing harmony and family dynamics.


• Elevators (Lifts) Increasingly popular in luxury homes, internal lifts are functional, but dangerous if placed without consideration. A lift that runs through a crucial wealth or health sector may create an unsettling effect (上上下下 = 忐忑不安) and introduce continuous energetic disruption.


• Kitchen below, bed above? One of the most common but damaging layouts is a bedroom placed directly above a stove or kitchen area. This may result in health issues related to fire imbalance and emotional agitation. There are many more examples of vertical integration of Feng Shui principles. To name a few tricky spots, toilets (toilet seat), kitchens, and altars are usually more sensitive than the rest. Ever wonder what happens when they coincide with one's benefactor position?


In short, Bungalow Feng Shui or Landed premises Feng Shui isn’t just about floor plans — it’s about floor relationships. The vertical axis of the home must support rather than disrupt the energy flow across levels. For the layman, it's Feng Shui in 3D plus.


  1. Rooms, Doors, Ensuites, and Toilets — More Space, More Variables


Landed homes often accommodate multi-generational living — a luxury, but also a logistical challenge from a Feng Shui standpoint. More rooms mean more doors, and more doors mean more energy transitions to manage. Every opening in the home either facilitates or disrupts Qi flow.


And it doesn’t stop there. Ensuite bathrooms, which have become the default in premium homes, introduce another layer of complexity. Bedroom Feng Shui is always critical considering it is the place where we rest and recharge.


Too many bathrooms clustered in one sector may create a certain imbalance, especially if they sit in your health or relationship sectors. Likewise, toilets placed too close to main doors, kitchen stoves, or prayer areas can seriously diminish prosperity and protection. Some Feng Shui tips available online carry significant weight. We often hear about the importance of having a command position for bed placement, as bad Feng Shui can occur if a mirror faces your bed, which may affect one's wealth and prosperity.


That said, do not be overly frightened by all the “negative” aspects. While the article is here to offer insights, we also provide viewpoints from both sides of the coin. Having more rooms equates to more options. This gives us more flexibility to assign ideal rooms to each resident based on:


• Bazi compatibility

• Age and phase of life

• Health condition

• Personal aspirations (e.g., study rooms for children, home office placements)

For instance:


• In a Cinema Setup, the screen should be placed in a designated auspicious direction. The communal space should ideally be situated in an auspicious area.


• A meditation or yoga zone should ideally be placed in the health sector. Tapping on the auspicious health energy of one’s residence, the effects of Meditation or Yoga will be amplified.


• Reading corner is also one of the common setups for young families, especially to encourage the joy of reading in your little ones. Having such a corner set up in the 文昌位 of your residence not only promotes knowledge growth but also may improve one’s academic achievements.

Before committing to A&A or a complete rebuild, it's essential to understand how Feng Shui can impact a person, either positively or negatively. While most cannot alter the external environment or the facing, having the right layout is equally, if not more, important. A good internal layout will often allow occupants to tap into the right energy. Just imagine your children’s bedroom coincides with the wealth sector while yours, as the breadwinner, coincides with 文昌. (Ok, let’s assume you are not in R&D or academia for this contrast to work.) Such a layout taps into auspicious energy, but perhaps it's an inappropriate one.

3. Existing Property Feng Shui Audit


For some, you may have lived in your existing property for several years. Perhaps you just have a feeling that the recent few years seem to be going a little south. Perhaps things are not as smooth as before, or it takes more effort to achieve the same results. While the house, its occupants, and its Feng Shui may be the same, the time is different.


What do we mean by “time is different”?


The 三元九运 had shifted from period 8 to period 9 just last year. This may have an impact on your residence’s Feng Shui, on your career, your business, or even yourself.


Your 10 luck pillar has changed recently, entering a new phase of your luck period.

Or perhaps, what is happening is something that is already prescribed in your Bazi as part of your destiny (heaven’s luck)


While we cannot alter most of the above, Feng Shui may help to cushion the impact of Period 9, reduce the severity of a negative phase, or increase your chance of achieving your goals. Through a Feng Shui audit, we seek to enhance 地运 to compensate for the decline of 天运. What we can do for you includes identifying:

Our Methodology, Our Process


If you had browsed through our website, you would have come across this term, known as 三吉重叠, repeatedly. Direct translation of this method, which is adopted and passed down from my Master, may sound a tad weird. (I would like to give credit for my Master, who had taught and imparted to me all of his Feng Shui knowledge, and of course, for all the Masters before him)


三吉重叠 may sound like a really boring name to those who can comprehend Mandarin; however, to those who can’t, it may sound impressive. Well, the face value of the name offers a huge clue to what it entails. 三吉重叠 is loosely translated to trio-auspicious overlapping/stacking.


Under this method, my Master, who had picked up this methodology in Beijing, had probably tested it on a vast population across generations. Its effectiveness differs from person to person, as Feng Shui is just 1/3 of the cosmic trinity. Good Feng Shui (Earth’s luck) that coincides with favourable destiny (Heaven’s Luck), coupled with a well-prepared, determined person (Man’s Luck), is a recipe for success. 三才全收为大吉、三才得二为小吉、三才仅一需努力、无三才则扶不起.


So, what exactly is 三吉重叠, and how can it help? – Well, we make use of multiple methods to identify a truly auspicious sector for activation and also to identify any area that is of extreme concern. These methods include 八宅法、住宅飞星、挨星、生命坐宅及流年飞星为辅助法。 Seems like a mouthful, doesn’t it? And isn’t that 5 methods instead of 3? The last two methods are non-integral and offer additional insights in exceptional circumstances. We remain largely transparent about our methodology and are not afraid of consumers understanding how it is being done. Some clients who have been with us for years and have gained a deeper understanding of Feng Shui appreciate how challenging it is for others to replicate their knowledge. While the methodologies are not complex to grasp individually, the real challenge lies in understanding the interaction between each method, its effects in different scenarios, and its overall impact.


Let’s put it into perspective, it is exactly like making a perfect burger.

The first layer is the bread, the second layer is the cheese, and the third layer is the meat patty. Non-integral methods are the sauces and lettuce. Your perfect burger looks good, smells good, and tastes good.


Q1 - Assuming your bread is hard, cheese is top-notch, burger cheddar, while the patty is A5 Wagyu quality. You have the smell, it looks good, but when you bite into it, the bread is hard. What are you going to do?


Q2 - Another example is that the bread is mediocre, the cheese is decent, and the patty is ok. What should we do for this kind of burger? Should we still eat it (activate Feng Shui)?


Q3 – 10/10 bread, cheese, patty. But gosh, you serve it at the wrong place (a good sector, but unfortunately, it's in the wrong place, such as a toilet). Can it still be considered perfect?


Q4 – Fantastic bread, Great cheese, Normal Patty. Fantastic Bread, Normal Cheese, Great Patty. Both look good on the surface, but a cheese lover will prefer the former, and a meat connoisseur would select the latter. This is a typical case, where certain houses have different advantages (A good example will be the breadwinner engaged in an employed career versus one who owns a business).


The answers to the above question are so versatile, and possibilities are just endless. With that, experience comes into play. While I had not encountered all the permutations, the encounters we came across certainly provided good references.


The 三吉重叠 may require adjustment, reorganisation, or Feng Shui items.

Depending on each client's preference, the traditional Feng Shui Mythical animal (Pi Xiu, Long Gui, Ba Gua) may be replaced with more neutral items (Fortune Cat, Feng Shui Wealth Bowl, Thangka Tibetan Art).

What makes a good Feng Shui Master?


Finding the best Feng Shui Master can be challenging. Unlike engaging an accounting service or seeking dental care from a dentist, two key areas result in the difficulty of identifying a good Feng Shui Master.


Firstly, lack of standardized methods for service execution – There are numerous Feng Shui methods out in the market, while there are common and uncommon ones, the “depth” adopted by each Master varies greatly. Some Feng Shui Masters may just know the basics, or choose to implement the fundamentals, while there are, of course, some who offer deep analysis. (Accounting standards define the scope of service greatly; all accountants are expected to conform to accounting standards.) Multiple methods and hard-to-measure service levels have led to consumers facing challenges in identifying a good Feng Shui Master.


Secondly, KPIs. Most jobs, even service lines, have a KPI, goal, or target. A visit to a dentist can be to remove a wisdom tooth. A lawyer can assist you with drafting a will. For Feng Shui Masters, the service provided falls into a category of 玄学. As mentioned, the ultimate frontier of science is mysticism (科学的尽头是玄学); sometimes, mystic arts may hold the unexplained answers to tough questions.


As a Feng Shui Master, I believe our forefathers possessed superior wisdom and had experiences that we may not have had. What they left for us is Chinese Metaphysics, which may not always provide a complete picture. Just think about it, the flying star Feng Shui method is founded upon the Big Dipper within the Ursa Major constellation. The foundation of this method (北斗九星 – 七星加左辅右弼双星) was based on ancient observations dating back to 220 BCE. Well, the first telescope was invented just 400 years ago in 1608.


Retracing our focus back to the topic of KPI, Feng Shui Master has a “daunting” KPI of changing one’s luck.
